Which means everything grows here, including the things you didn’t plant, and a landscape that isn’t designed properly turns into maintenance you never signed up for. Lakefront lots come with problems inland properties never see: wind that shreds the wrong plantings, erosion at the grade break, and a view you can’t block with the usual privacy screening. We design around all three.

Builders leave you a graded lot and a pile of clay. We take it from bare dirt to finished: proper grading and drainage first, then hardscape, then sod and planting, in the right order so nothing gets torn up twice.
Larger lots need a plan that concentrates the effort where you actually live and keeps the rest low-maintenance. We design the zone around the house properly and handle the acreage sensibly.
Older properties usually have good bones and thirty years of accumulated decisions. We work out what’s worth keeping, take out what’s failing, and rebuild the rest so it looks like it was always meant to be that way.

Every Matrix project starts with a design and a fixed number — not a rough verbal and a surprise invoice. Below is the full scope we handle in-house. Most projects use four or five of these, and they all get sequenced so nothing gets built twice.
We’re based in Belle River, roughly thirty-five minutes from Leamington straight down Highway 77 through Comber. We already run winter routes down here. Leamington builds get booked in blocks so the crew is on site consecutive days until it’s done, rather than dribbling out over a season because of the drive.
More than anywhere else we work. Leamington sits in the mildest hardiness zone in Canada, so material that would die north of the 401 will not only survive here, it’ll outgrow the space you gave it. That’s the real risk in the Sun Parlour: people plant to fill a bed and three years later it’s a hedge they can’t see over. The soil splits the town in half too. Out toward Point Pelee, Marentette Beach, and Sturgeon Woods you’re on sand that drains fast and holds nothing, so irrigation and soil amendment matter. Inland through Mersea you’ve got some of the most productive loam and clay loam in the country, which grows everything beautifully and drowns anything planted in a low spot. We size and site the planting after we’ve walked the property.
No. That’s the main reason projects go sideways. We do the design, the hardscape, the grading, the sod, the planting, and the irrigation with our own crews, sequenced so nothing gets installed and then torn out. One quote, one schedule, one person accountable when something isn’t right.

The number moves with square footage, material selection, how much grading and drainage work the property needs, and whether we’re building from a bare lot or working around what’s already there. You get a fixed quote off approved drawings before anything starts. We’re not the cheapest option in Essex County and we’d rather say that upfront than waste your afternoon.
Further than most people think. Build season runs April through November and the calendar fills over the winter. If you want a patio finished for July, the design conversation should happen in January or February. Fall is the better time to start a design anyway — we can walk the property, see how it actually drains, and have drawings approved before the spring rush.
